Run a move-in inspection

Walk the rooms on your phone, even without signal, sign it together, issue it, and compare it at move out.

Updated 27 September 2026, about 4 minutes

Before you start

  • The rental in your book (only rentals are offered)
  • Your phone, for the walk: it saves as you go, even without signal
  1. On Inspections press New inspection. Choose Move in (the baseline every deposit is later judged against), the property and, if you like, the tenant, and press Start walking through.

  2. Go room by room, in order: entrance, lounge, kitchen and on to the meters and keys. Mark each Good, Fair, Poor or N/A, add a note, and use Photo and Finding for anything worth recording. Then Next.

Everything saves on your phone first, so a basement with no signal is fine: it goes up when you're back in range.

  3. When the last room is looked at, you and the tenant each type your full name and press Sign. If the tenant won't sign, They won't sign records the refusal in their words: declining to sign is a state, not a dead end.

  4. Press Issue report, then Issue INS-0012. Deed makes sure every photo is on the server first. Issuing locks the record so nothing can change later; it doesn't send anything to the tenant or landlord.

  5. When the tenant leaves, start a Move out on the same property: its rooms copy the move in's. Lay this against the move in shows what changed, room by room, with the photos side by side, and lets you mark each finding Tenant pays, Landlord pays or Not decided.
